What would say you are the top 5 themes to start with when using wordpress? I'm also looking at it from the POV on how editable they are as well (our in other words simple themes).

That depends on what type of site you are trying to create.

There are literally thousands of themes available for WordPress. However to be fair the number of REALLY good ones amount to a fraction of this number. As Ryan said it really depends on the type of theme/site you are aiming for.
As a starting point have a poke around the the WordPress.org themes and type in relevant search terms to return themes you may be interested in. Then if you want a commercial theme with support look for one with a similar look and feel. Hope that helps.

And... to answer the general question, I'm looking for a good theme where I can add help guides, resources, educational content etc - maybe a 3 column layout and just plenty of flexiblity on what can be changed etc.

Ironically, I intentionally made it ugly so that people would realise it was not intended to be used in it's current form.
Or did you perhaps look at my own site's theme rather than the theme mentioned on that page? Just wondering because AFAIK the theme does not have any green it, whereas my own site's theme does.
